Any home, new or old, may have problems and could have a costly concern presented to the buyer or seller if not detected by an Arizona Licensed and Certified professional home inspector. Existing conditions that are not disclosed in a seller disclosure report could affect the safety of the occupants or affect the basic enjoyment of your large investment for years to come. The seller often times does not know most defects we find in a home or building. We understand that finding defects in your home can be troubling. That is why we use our professionalism, experience, knowledge, and independence to find any major defects and put them into perspective for the buyer and the seller.

We hope that we find no major defects in your perspective home. If we do, you will probably wish to address them with the seller before closing on the home. Most defects we find are minor, and you can address them after the closing or monitor them for future action. Our home inspection is an analysis of your new home. We check structural, electrical, plumbing, mechanical components, along with safety and health risk hazards to your family. The inspection will provide you with a solid foundation of knowledge about your new home. It will also give you an understanding of its components and systems, to help you protect your investment. All reports are delivered to the client using the latest industry-leading report format. This format may consist of 25 to 45 pages, which includes color digital pictures of interior and exterior problem areas. It also includes a summary report of defects found, and is available within 24 hours of the inspection. Reports can be e-mailed using a PDF format, which requires Adobe Reader to view, and a hard copy will be mailed to your home. Additional copies of the report can be made available to Realtors, ONLY by permission of our clients.
